Here are some of the services we offer.
Sustainable Designs
Buildings and homes have a vast impact on our environment, and one of the driving forces for us is to strive to reduce this impact. By crafting homes that are energy efficient through the use of appropiate materials, designs and specifications, we are helping to reduce the environmental impact while building toward a better and healthier lifestyle for generations to come.
Beautiful Designs
Designing buildings to be timeless is the greenest building strategy. We find that people take good care of beautiful buildings.
Schematic Designs
Consists of determining the client’s requirements for design of the project, preparation of conceptual design studies showing the buildings and their relationship to the site and adjacent structures. We approach our projects in response to this program. Some are design led, some are financially or time constrained, but we work hard to ensure our client receives the most appropriate outcome.
Design Development
With the approved schematic design studies, the design development documents are prepared which consist of drawings to establish size and character of the project including materials and other appropriate building elements, the structural, mechanical and electrical systems as well.
Construction Documents
Consists of the complete working drawings and specifications in order for the contractor to get the permit and in preparation of necessary bidding information and probable construction cost.
Bidding & Negotiations
Involves providing possible general contractors and securing bids or negotiated proposals for construction based upon construction documents and assisting the client in evaluating proposals to award construction contract.
Construction Oversight
Provide administration of the construction contract, making periodic visits to the site to determine that the work is proceeding in accordance with the contract documents. We review and approve shop drawings and samples submitted by the general contractor. When necessary, we prepare change orders to amend the contract cost. As construction concludes, we determine dates of substantial and final completion. This phase concludes when the final certificate for payment has been issued.
Renderings
3-D renderings in computer aided design, water color or hand renderings can be provided as additional services. These are great tools to help you visualize, sell your project, or as a memento sake.
Record Drawings (As Builds)
When an owner does not have drawings for their existing home or building that they wish to renovate is when record drawings are required. In order to design new improvements to an existing home or building, the designer must have drawings depicting the existing conditions. This can be offered as an Additional Service. We call them “Record Drawings”as it does not guarantee that they are perfect. Record Drawings disclose that they are being prepared using measuring instruments such as flexible measuring tapes that will give approximate, and not entirely accurate readings and the contractor is to field verify.
